Nested Action Cycle, February, Week #4. Focus: Leasing

Leasing is important enough to warrant focus twice a year, in February and again in July. You’ve seen that monthly, weekly, and even daily leasing training should be happening throughout the year. At the risk of sounding like a broken record, leasing is the most important thing that happens at an apartment building from day to day—and if you show me a poorly performing property compared to the immediate market, I’ll show you a staff that pays very little attention to leasing training.
Week Four
Read an inspirational sales book. Pick a sales or business book for everyone to read at the beginning of this week and then discuss the book at the beginning of next week… You want to be thinking more and more about your role as a salesperson, and not just a property manager…
Get a jump on spring cleaning. Take a step back and look at the leasing office or model unit (if you have one) and try to see it with fresh eyes. Sometimes you get so used to that stain on the rug or the unsightly exposed garbage can that you just accept it as part of your surroundings—but new prospects will notice these things immediately.
